Renters Insurance overview

What renters insurance actually pays for.

Thompson Insurance Agency provides renters insurance for tenants in Fort Collins, Loveland, Windsor, and surrounding Northern Colorado communities. Most NoCo renters policies run $150-$300 a year and cover personal property at replacement cost, personal liability up to $300,000, and additional living expenses if your apartment becomes uninhabitable. The agency has been voted Top 3 in Northern Colorado three consecutive years (2023, 2024, 2025). Licensed in Colorado and Wyoming. To get a quote, call (970) 482-0078.

Most CSU-area landlords now require proof of renters insurance at lease signing. Many parents assume their homeowners policy covers an off-campus apartment - it usually does not. A standalone renters policy is the right answer, and the math is hard to argue with: $20 a month protects $20,000+ in property and unlimited liability exposure.

What's covered

Four layers that fit how renters actually live.

Renters policies are simpler than auto or home - four core pieces, all of them important. Here's what each layer does and what we usually recommend.

01 - Core

Personal Property

Your stuff

Everything you own inside the apartment - clothes, electronics, furniture, kitchen stuff, your bike. Choose between actual cash value or replacement cost. RCV is what we usually recommend; the extra premium is tiny.

Typical limit: $15,000-$30,000. Most NoCo renters: $20,000-$25,000.
02 - Core

Personal Liability

Protects you

Pays if someone is injured in your apartment, your dog bites a neighbor, or you accidentally damage someone else's property. Includes legal defense. The reason this is core: a single liability claim can cost more than every renters policy you'll ever buy.

Typical limit: $100,000-$300,000.
03 - Core

Additional Living Expenses (ALE)

Hotel + meals

If your apartment becomes uninhabitable from a covered loss (fire, water damage), this pays for hotel, restaurant meals, and the extra costs of living elsewhere until you can return. Usually 20-30% of your personal property limit.

Default: 20-30% of personal property.
04 - Standard

Medical Payments to Others

Quick claims

Pays small medical bills for a guest injured in your apartment - no fault required. Usually $1,000-$5,000. The point is to handle a small injury without it ever becoming a liability claim.

Typical limit: $1,000-$5,000.
Who this is for

Built for NoCo renters.

Renters insurance pays off most reliably for three specific groups in Northern Colorado - the policies are nearly identical but the conversation looks a little different for each.

01 - CSU

CSU students and recent grads.

Off-campus apartments in Old Town, Campus West, the Aggie, and Avenida Aggie almost always need their own renters policy - parents' homeowners policies generally do not extend that far. Laptops, bikes, and personal property add up faster than students expect.

~$18 Typical monthly premium, CSU renter
02 - Old Town

Old Town and Midtown apartment tenants.

Older Fort Collins housing stock - and the lifestyle that comes with Old Town living - means real liability exposure from guests and a real risk profile from older buildings. Renters policies here are cheap relative to what they protect.

$300k Typical liability limit
03 - Starter rentals

First apartments and young families.

First-apartment renters in Timnath, Wellington, north Loveland, and Severance. Furniture and a car worth of stuff add up to $15,000-$30,000 in personal property faster than people realize. The cheapest insurance you'll ever buy.

$150 Typical annual premium, starter rental
Renters FAQ

Questions we get a lot.

If your question isn't here, call us — we'd rather answer it on the phone than read about it in a help center.

Most renters insurance in Fort Collins runs $150-$300 a year - around $13-$25 a month. That gets you replacement-cost coverage on your stuff ($20,000-$25,000), $100,000+ in personal liability, and additional living expenses. Bundle with auto and most clients save another 5-15% across both policies.
A standard renters policy covers ONE policyholder and their property - it does not automatically cover a roommate or their stuff. Roommates need their own policy. The only exception is a domestic partner or family member sharing the unit. We will talk through what fits your living situation.
Yes. For $13-$25 a month, CSU students get coverage for their laptop, bike, and personal property if the apartment is broken into or burns. They also get personal liability if a guest is hurt or property is damaged. Many landlords now require it. And: parents' homeowners policies usually don't cover an off-campus apartment.
Floods, earthquakes, and your roommate's property (unless they're on your policy). Wear and tear, pests, and intentional damage are also excluded. Most policies also exclude high-value items like jewelry, art, and firearms above a low sub-limit - those need scheduled-personal-property endorsements if you want full coverage.
Ready when you are

Renters insurance for Fort Collins, starting under $20/month.

The quote takes ten minutes over the phone or through the form. If you're at CSU or in an Old Town apartment and your landlord just asked for proof of insurance - we can usually bind a policy the same day.
